What does buying a home in Japan really cost?

Beyond the price tag sits the 諸費用 (shohiyō) — the agent fee, registration and acquisition taxes, the scrivener, stamp duty, and loan fees. This tool estimates the whole stack for your situation, with every tax reduction shown with its legal expiry date. It's transaction-cost math only — it never tells you what you can afford or whether to buy.

Good to know up front: foreigners can own property in Japan with no restriction — nationality and visa status don't limit ownership. Status affects your access to a mortgage, not your right to buy. More on that here.
